The hotel is fairly clean, with kind personal, and offers marvellous and decent location close to town centre, the festival and the lovely Prospect Park. Overall appetising food, plus there is The Mansion House Harvester close by.

Ai was left in peace and quiet, no one bothered me.
My room was in need of refurbishment. A lot of the facilities are now begining to show signs of wear and tear, the drapes are frayed, Broadband was slow and expensive, wireless internet access should be available througout the hotel and not just in the lobby.

The rooms were big and very clean and very warm, bathroom was spotless no fault with the room what's so ever. The room had doors leading out on to a veranda which didn't open and the veranda was covered in birds mess that looked liked it hadn't been cleaned since the previous year it would have have been nice to be able to go and stand on the veranda The breakfast was very good. Staff were very friendly and not over imposing.
When we arrived at the hotel we were very disappointed as grounds were not kept, the place looked run down nothing about the hotel would invite you in. Not much life about the place after 9.30pm, we were asked to keep the noise down at 10 pm by a fellow resident and there was only myself my mother who is 82 years and my husband talking in the room. The reason I booking this hotel was because my son was graduating from Reading Uni and it stating that the Uni was within walking distance, when we asked when checking in at reception we were told the Uni was one hours walking distant.

great base for exploring parks and historic landmarks
I spent a night here and really appreciated that it was just a short stroll of less than 3 km to the Museum of Reading and only a little over 2 km to the beautiful Reading Abbey Ruins. The breakfast was really tasty too with great poached eggs and plenty of coffee.

It's close to the Prospects part but far from center of town.
Broken shower, expensive internet in room, dirty sheets, no converter for 220 v so had to buy from the center myself (most hotels offer one), brokern plaster in wall

There was space to park the car and it was near to the University.
The shower head was disgusting, covered in limescale and hardly high enough to stand under and I'm only 5ft 3! The speakers on the TV sounded distorted and it was difficult to hear what people were saying even when the volume was turned up. The lighting in the room was not bright enough for me to be able to read my study books. There was no bottled water available to take up to the room at the bar.

Its a basic no frills hotel. Money has been spent on bar, dining and lounge area but not elsewhere. Quick efficient service, perfect location for a one or two night stay - you get what you pay for - it was functional
I found breakfast to be slightly too expensive for what was on offer

The standards of the hotel were frankly unacceptable. While the food was good, and the room comfortable, there was no hot water in our room, and the restaurant and bar were deserted - we were the only people there. There was no waiter, and the receptionist doubled as barman and waitress.

Good size rooms, Breakfast,
The outside requires tidying, parts of it look like a building site. Black out the windows to the part of the hotel that are not quite finished and get all the snags sorted out especialy to the window frames.

The maintenance issues were unacceptable!!! A non-flushing toilet and broken windows. Plus, the lack of follow-up on lost items was disappointing. Please improve the overall upkeep!!!

Bar prices not too expensive, and excellent breakfast.
Having to pay extortionate rate for wi-fi. Regular travellers, especially business travellers expect wi-fi in all areas of hotels, especially the rooms and dont expect to pay by the half hour. this was a rip-off.
